BUYING A HOME

Buying a home is a big decision, and my goal is to make the process as clear and straightforward as possible. I’ll help you understand your options, make informed decisions, and stay involved from our first conversation through closing.

Let's Talk
We’ll start with a conversation about what you’re looking for, your goals, timeline, budget, and what you can expect throughout the process. You don’t need to have everything figured out before we talk.

Get Pre-Approved
Before we start seriously looking, you’ll want to know what you’re comfortable spending and what your financing options look like. A good lender can help you understand your monthly payment, down payment, closing costs, and loan options.

Find Your Home
I’ll help you narrow down the right areas and properties, keep you updated on new listings, and schedule showings. Once we find a home that feels right, we’ll take a close look at the property and the market before deciding how to move forward.

Make an Offer
I’ll research the property, communicate with the listing agent, and help you determine the right price and terms based on the circumstances. From there, we’ll put together a competitive offer and negotiate on your behalf.

Go Under Contract
Once your offer is accepted, I’ll help you navigate all of the important deadlines and details. This can include inspections, reviewing disclosures and title documents, appraisal, loan approval, and negotiating any issues that come up along the way.

Close & Get the Keys
Once everything is complete, you’ll sign the final documents, funds will be transferred, and ownership will officially change hands. Then it’s time to get the keys and start enjoying your new home.

Selling your home is about more than putting a sign in the yard. My goal is to position your home correctly from the beginning, create strong interest, and guide you through the process from preparation to closing.

DETERMINE THE RIGHT PRICE & STRATEGY
I’ll evaluate your home, review recent comparable sales, and look at current market conditions to help determine a pricing and marketing strategy that makes sense for your property.

PREPARE YOUR HOME
Before going live, we’ll identify anything that could help your home show its best. This may include repairs, cleaning, decluttering, staging, or other strategic improvements. The goal is to focus on the things that can make the biggest difference without over-improving.

PROFESSIONAL MARKETING
Your home will be professionally photographed and presented across the MLS and major real estate websites. I’ll also use digital and social media marketing to put your property in front of potential buyers.

SHOWINGS & OPEN HOUSES
We’ll create a showing strategy that works for you and your schedule while making it easy for qualified buyers to see the home.

REVIEW & NEGOTIATE OFFERS
When offers come in, I’ll walk you through the price, terms, contingencies, and overall strength of each one. My job is to help you understand your options and negotiate for the best possible outcome.

UNDER CONTRACT
Once you accept an offer, I’ll manage the process and keep you informed about important deadlines and milestones. I’ll help navigate inspections, appraisal, title, buyer negotiations, and any issues that come up along the way.

Closing
Once everything is complete, you’ll sign the final documents, the sale will officially close, and you’ll receive your proceeds. I’ll be there to help make the finish line as smooth as possible.
